Landlords Face Jail Time Over Rent Violations

The Rent Control Department is cracking down on landlords who flout the law by demanding advance rent payments beyond the stipulated period. According to #GhanaNews, offenders risk facing six months in jail or a fine of GH¢3,000.
Joseph Osei Owusu, the Chief Executive Officer of the Rent Control Department, warned landlords to desist from the practice, emphasizing that the law will take its course for those who fail to comply. “We will not hesitate to apply the full force of the law against those who continue to exploit tenants,” he said.
The Rent Control Department has been receiving numerous complaints from tenants who are being asked to pay rent in advance, contrary to the Rent Control Act. Owusu urged tenants to report such cases to the department for assistance.
The law stipulates that landlords can only demand rent payment for a period not exceeding one year in advance for yearly tenancies and six months for monthly tenancies. Any landlord found guilty of violating this provision can face the prescribed penalties.
The Rent Control Department’s crackdown on advance rent violations aims to protect tenants from exploitation and promote a fair rental market. The department’s efforts are expected to bring relief to tenants who have been subjected to unfair practices.
Landlords are advised to familiarize themselves with the Rent Control Act to avoid running afoul of the law. Tenants are also encouraged to report any cases of exploitation to the department.
